To confirm your booking, please attach to your e-mail or send us a completed booking form. A deposit of 1/3 of the total rental is also required, with payment options of cheque or bank transfer. We ask that you cover the cost of bank transfer and always advise checking the amount with your bank first.

Terms and Conditions of Booking - applicable from October 2021 until further notice

This contract is between the proprietors of The Old Rectory Lanreath and the person (lead booker) booking our accommodation


Some flexibility of arrival dates even in high season is again available this year.  In the main, in high season (July and August), arrivals will be Friday to Friday or Saturday to Saturday, depending on the apartment chosen.

A booking is not confirmed until the deposit is received. The person making the booking accepts responsibility for the conduct of the party and also accepts the Terms and Conditions of Booking detailed herein.


A deposit of 20% of the total charge is required to secure a booking. If not received within seven days of the reservation the accommodation may be let elsewhere. The balance will be due not later than 28 days before the date of arrival. Directions to The Old Rectory are sent with the receipt for the balance of the payment. Payment can be made either by UK cheques (payable to The Old Rectory - Lanreath) or bank transfer.

Services and electricity charges

Electricity and linen are included in the apartment rental.

Arrival and Departure

Covid secure cleaning and practices remain in place.
You will be sent a pre-arrival advice sheet - we ask that you observe the advice it contains.
We expect to have your accommodation ready by 4pm on the day of arrival and are unable to accept arrival before this time.  We ask all our visitors to vacate their accommodation by 9.30am on the day of departure.  Linen sacks are provided to safely deal with your bed linen and towels on departure - please use them.


Following the declaration of Covid 19 as a pandemic by the WHO it is no longer an unforeseen or unexpected event.  Insurance is now available for travel and holidays which includes cover for Covid 19 illness and insurance is strongly advised.

In the event of lockdown or your home location moving into a travel restricted area, you have the option of either a refund of monies paid or the option to amend the dates of your holiday (subject to availability, agreement of proprietors, paying any difference in cost for the new dates and an 18 month grace period for the amendment). 

You will not be entitled to a full refund if you are ill with confirmed Covid infection or self isolating due to the NHS test and trace app at the time of your planned stay.  For other cancellations due to non Covid reasons, you will also not be entitled to a full refund. These reasons may include illness, injury or accident, missed flights/trains, vehicle failure, jury service, redundancy etc. 

You are advised to use your travel insurance to make a claim in this event. Travel insurance is always recommended.

The amount of any refund depends on the time of cancellation relating to your holiday date and is as follows:
Cancellations more than 28 days before the start of your holiday - full refund less £25 admin fee
Cancellations 14-27 days before the start of your holiday - 50% refund less £25 admin fee (unless we manage to re-sell your planned accommodation to another party - see below)
Cancellations 7-13 days before the start of your holiday - 25% refund (unless we manage to sell your planned accommodation to another party - see below)
Cancellations <7 days before the start of your holiday - 10% refund (unless we manage to re-sell your planned accommodation to another party - see below)

In the event of cancellation, we will always seek to re-let the accommodation and where this is possible, will repay part or all of the monies paid depending on the price for which the property is re-let during the originally booked period, less a £25 admin fee.

Cancellation by Owner: In the rare event we need to cancel your booking with us, eg government regulation regarding Covid-19 or personal illness, we cannot be held liable for circumstances beyond our control. We would attempt to find you alternative local accommodation if travel is permitted but our liability to you is limited to the refund of any payment already made


Staying Covid-19 Secure: All guests agree to accept and comply with the various safety measures introduced following our Risk Assessment to protect guests and staff to stop the spread of Covid-19. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance/nuisance to other guests, neighbours or the owners. No refund is applicable in this event.
Masks are currently required in the communal areas inside The Old Rectory.  This may be subject to relaxation in the future depending on guidelines.


Symptoms of Covid-19 before you travel or residence in a lockdown area.
Please notify us immediately to discuss options – we can no longer accept your booking.


Symptoms of Covid-19 during your stay: Please notify us immediately and self-isolate. Do not leave your apartment. You need to request a test per government guidelines and if this is positive, return home if you can. Please advise us of your planned departure time so that we can try to ensure your route from the building is clear. We will then thoroughly clean and sanitise the stairwell and reception.  

If you cannot return home, you will be permitted to remain in the apartment, BUT MUST NOT LEAVE IT at any time during the isolation period. This may also include all family members staying with you, depending on guidelines and vaccination status. If you remain at The Old Rectory for any reason during the isolation period, you will be liable to pay for the cost of this extended stay, paying for the accommodation at the current rates as we will have to cancel and refund other parties.


Size of and make up of visiting party 

No accommodation may be occupied by more than the number of persons agreed on booking. In certain cases additional beds can be provided at £50 per week but this must be with the express agreement of the Proprietors. There are a limited number of cots available for very young children; but please note that bed linen for cots is not supplied.


Dogs are accepted by prior arrangement and at a cost of £25 per dog per week. Conditions of stay will be discussed individually but include precautions to ensure there is no chance of pets introducing any infestation to the apartment or causing damage. We accept a maximum of 2 small or one large dog per apartment.

Defects, Cleaning and Damage 

Deficiencies, damage to, or failure of, any items in the accommodation or on the site must be reported to the Proprietors without delay. Please use the telephone number you have been given to do this. Residents must not undertake repairs. In the event that visitors fail to carry out suitable cleaning on departure or where there is excessive or unreported damage then it may be necessary to raise a separate invoice to cover the costs incurred. Payment is required within 14 days.


Liability: The proprietors cannot accept liability for any personal injury sustained by any visitor on the premises or loss or damage to any personal property brought onto the site, however caused.

Smoking: We are strictly a no smoking establishment

Electric vehicles:  We are sorry but we do not currently have a charge point for electric vehicles.  It is prohibited to charge cars using cables draped through windows from your apartment or using any standard electricity point from anywhere else on site.  Charging your car in this way is expressly forbidden and any resultant damage will be charged directly to you, including the cost of guest cancellation fees during property closure whilst repairs are made.

Swimming Pool and Gardens at The Old Rectory 

The pool is unsupervised and free to residents. An adult member of your party must always closely supervise children – they are not allowed in the gardens without such supervision.  

We ask that only one family uses the pool at any one time. You will be able to pre-book a time slot to suit you, subject to availability, with booking sheets displayed on the notice board outside the owners apartment.  These are available one day in advance.
If the pool is in use, please do not descend to the pool terrace level.

We recommend through handwashing as government guidelines and a shower after pool use.
As the situation concerning Covid changes it may be possible to offer freely available pool access without pre-booking individual slots and information will be available in your pre-arrival document sent closer to your stay.


The Games room is available for use as a shared facility.  Hand sanitiser will be provided and safety notices should enable safe usage.


The laundry room is available for use at your own risk as a shared facility. Advice regarding safe use is displayed to assist you and hand sanitizer provided.


The children’s play area is available at your own risk and there are guidelines for using it which reflect our risk assessment.


We reserve the right to amend these terms and conditions as new evidence and guidelines become available.
