To confirm your booking, please attach to your e-mail or send us a completed booking form. A deposit of 1/3 of the total rental is also required, with payment options of cheque or bank transfer. We ask that you cover the cost of bank transfer and always advise checking the amount with your bank first.

Terms and Conditions of Booking during the Covid pandemic

We are sorry that our usual operation has to change, but this is in the interest of the safety of all our guests.



We are operating at reduced capacity – flexible arrival dates even in high season are thus available this year. We aim for a 72 hour gap between lettings for absolute confidence. You will be sent a pre-arrival advice sheet – we ask that you observe the advice it contains. We expect to have your accommodation ready by 4pm on the day of your arrival and are unable to accept arrivals before this time. We ask all our visitors to vacate their accommodation by 9.30am on the day of departure. A booking is not confirmed until the deposit is received. The person making the booking accepts responsibility for the conduct of the party and also accepts the Terms and Conditions of Booking detailed herein.

Smoking: We are strictly a no smoking establishment.



A deposit of 20% of the total charge is required to secure a booking. If not received within seven days of the reservation the accommodation may be let elsewhere. The balance will be due not later than 14 days before the date of arrival. Directions to The Old Rectory are sent with the receipt for the balance of the payment. Payment can be made either by UK cheques (payable to Old Rectory-Lanreath) or bank transfer.

Services and electricity charges

Electricity and linen are included in the apartment rental.



Until March 2021, you can amend your booking free of charge should your holiday be impacted by Covid 19 ie you are ill with confirmed infection or self isolating due to the NHS test and trace app before your planned stay or reside in a lock-down area. Written evidence of this will be required. If an alternative travel arrangement cannot be agreed, we will consider options with you. For cancellations due to non Covid reasons, your booking deposit will be non refundable. You are advised to use your travel insurance to make a claim in this event. Travel insurance is always recommended.

Cancellation by Owner: In the rare event we need to cancel your booking with us, eg government regulation regarding Covid-19 or personal illness, we cannot be held liable for circumstances beyond our control. We would attempt to find you alternative local accommodation but our liability to you is limited to the refund of any payment already made


Staying Covid-19 Secure: All guests agree to accept and comply with the various safety measures introduced following our Risk Assessment to protect guests and staff to stop the spread of Covid-19. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance/nuisance to other guests, neighbours or the owners. No refund is applicable in this event.

Please notify us immediately to discuss options – we can no longer accept your booking.


Symptoms of Covid-19 during your stay: Please notify us immediately and self-isolate. Do not leave your apartment. You need to request a test per government guidelines and if this is positive, return home if you can. Please advise us of your planned departure time so that we can try to ensure your route from the building is clear. We will then thoroughly clean and sanitise the stairwell and reception. If you do not have face masks, we recommend you invest in some before you arrive as these must be worn by a Covid positive or suspected Covid positive person on attending a testing site or on departure.


If you cannot return home, you will be permitted to remain in the apartment, BUT MUST NOT LEAVE IT at any time during the isolation period. This includes all family members staying with you. If you remain at The Old Rectory, you will be liable to pay for the cost of this extended stay.


Size of and make up of visiting party


No accommodation may be occupied by more than the number of persons agreed on booking. In certain cases additional beds can be provided at £50 per week but this must be with the express agreement of the Proprietors. There are a limited number of cots available for very young children; but please note that bed linen for cots is not supplied.



Dogs are accepted by prior arrangement and at an additional cost of £20 per dog per week. Conditions of stay will be discussed individually but include precautions to ensure there is no chance of pets introducing any infestation to the apartment or causing damage. We accept a maximum of 2 small or one large dog per apartment.


Defects, Cleaning and Damage


Deficiencies, damage to, or failure of, any items in the accommodation or on the site must be reported to the Proprietors without delay. Please use the telephone number you have been given to do this. Residents must not undertake repairs. In the event that visitors fail to carry out suitable cleaning on departure or where there is excessive or unreported damage then it may be necessary to raise a separate invoice to cover the costs incurred. Payment is required within 14 days.


Liability: The proprietors cannot accept liability for any personal injury sustained by any visitor on the premises or loss or damage to any personal property brought onto the site, however caused.


Swimming Pool and Gardens at The Old Rectory


The pool is unsupervised and free to residents. An adult member of your party must always closely supervise children – they are not allowed in the gardens without such supervision. It is a condition of the booking that no liability attaches to the Proprietors for any pool accident arising wholly or in part to the non-supervision of the pool and gardens. The person making the booking agrees to indemnify us against any claim made against the Proprietors arising out of such circumstances by any member of their party.


We ask that only one family uses the pool at any one time. You will be able to pre-book a time slot to suit you, and this will be displayed on the notice board to alert other guests If the pool is in use, please do not descend to the pool terrace level.

Please change in your apartment before pool use

We recommend through handwashing as government guidelines and a shower after pool use.


The Games room is closed until at least March 2021


The laundry room is available for use at your own risk as a shared facility. Advice regarding safe use is displayed to assist you and hand sanitizer provided.


The children’s play area is available at your own risk and there are guidelines for using it which reflect our risk assessment.
